FAQ

What is Owner Financing?

Owner financing is perfect for when you don’t have the cash upfront to purchase the property. The owner of the property (in this case Bronagh Properties, LLC) acts as the bank and “loans” you the money for the property. You get immediate use of the property and make payments, with interest, until the property is paid off. After the property is paid, you get the deed to the property.

What Interest Rate Do You Charge

We typically charge 6-9% interest over a 1, 3, 5, or 10 year term, depending on the property. Not all properties are available for Owner Financing, so please ask if you are interested. We are happy to work with our customers to come to an agreement. There is a $199 document fee associated with all financed properties.

Why Should I Buy From Bronagh Properties, LLC?

You should buy from whoever has the perfect property you’re looking for! If that happens to be us, you can be confident that our prices are some of the lowest around. You will be guided through the process with our expertise and experience that will lead to a fun and effortless purchase process.

Can I Buy With Cash?

Absolutely! Cash closings are always preferred because you will get the deed immediately and save some money on interest. We always advise our customers to close through a title company to provide the most protection for both parties. The closing costs will be incurred by the buyer. If that is not preferred; cashiers check, wire transfer, cash, and credit card are all viable options.

Are There Any Hidden Fees?

Our prices are as listed for a cash sale. If you prefer to finance the property, there is a $199 document fee in order to set up the payment process. Simple as that!

Do The Properties Have Utilities?

Unless specifically stated in the property description, none of our properties have any improvements on the land. This means no utilities (water, sewer/septic, electricity, gas), fences, etc.

Can I Build A Structure On The Property?

Most likely, yes. However, every jurisdiction is different – you should contact the county which the land is in to ask specific planning and zoning questions.

Do Your Properties Have Water Rights? How Do I Get Them?

Unless specifically stated, none of our properties come with water rights. You will need to contact the county to determine if water rights are available and the application process required.

I Have Land I Would Like To Sell, Will Bronagh Properties buy it?

We would love to take a look at any land you are interested in selling. Please fill out the form on the “Sell Land” page and we will get back to you as soon as possible!
